Primus Ganges is a genuinely well-conceived project. The combination of Srijan's township infrastructure and Primus's senior living expertise is the right structure for this type of development — it separates the real estate risk from the operator risk.

The location is the honest trade-off to discuss. Maheshtala is not central Kolkata. Families who need to visit frequently should factor in 35–40 minutes each way. However, for buyers who want a self-contained riverside life and are not dependent on daily city access, the township model resolves most of the distance concern.

What's the difference between Primus Ganges and a regular old-age home?
Primus Ganges is an ownership community — you buy the apartment, you own it. A regular old-age home or senior care facility is a rental or managed-stay arrangement where you pay monthly and don't own anything. At Primus, you have a property asset, a home you can personalise, and the freedom that comes with ownership. The care infrastructure is available if your needs change, but it doesn't define the experience.
Can an NRI buy a unit at Primus Ganges?
Yes. NRI purchases of residential property in India are permitted under FEMA regulations (subject to the property being residential real estate, which this is). Tribeca's advisors have supported NRI families through this process and can connect you with a CA and lawyer who specialise in NRI property purchases. The process is well-trodden — it just requires some additional documentation.
What does the monthly maintenance fee cover?
The monthly maintenance fee covers community upkeep, security, common area maintenance, and access to the wellness and activity programmes. Meals, medical visits, concierge services and care support are typically charged separately as you use them. The exact maintenance fee structure is available via a Tribeca advisor — we've verified the numbers directly with the Primus team.
What happens if my health needs increase in future?
This is specifically designed for. Primus Ganges has on-campus medical care and assisted living support available as an add-on service. You don't have to move — the care comes to you, within the same home you own. This is the core promise of the ownership model: one home, for life.
Can I sell or transfer the apartment in future?
Yes — as a RERA-registered property, the standard resale and transfer provisions of the Real Estate (Regulation and Development) Act apply. You should review the specific buyer agreement for any community-specific re-sale conditions (for example, whether the community has a first right of refusal or any restrictions on who it can be sold to). Is this right for my parent who is 75 and needs some daily help?
Primus Ganges is primarily designed for active independent seniors — the sweet spot is 60–72 years old and in reasonably good health.
